NORTHVILLE - A developer wants to build apartments for senior citizens in the village.
Sacandaga Task Force for Senior Living President Jim Conkling said Omni Development Corp., an Albany-based development company, is proposing a retirement community in Northville and five or six other Adirondack communities.
Omni will submit the Adirondack Regional Proposal to the New York State Office of Community Renewal for evaluation in hopes of receiving funding.
In Northville, Conkling said the proposal would involve a building with 10 to 12 one-bedroom apartments on First Street.
The plans are not yet completed and Omni officials did not know how much the project would cost.
"This is the first time since 2008 the [housing] market has supported this kind of development," Conkling said.
This project, if approved by the OCR, would receive tax credits.
Duncan Barrett, chief operating officer for Omni, said, "Not every facet [of the proposal] is clearly defined yet. We have looked at a whole array of opportunities across the North Country."
Barrett said Omni would submit the proposal to the OCR in the fall. Barrett said the project is not definite.
"It is subject to the state of New York funding this diverse set of projects," Barrett said.
Conkling said Northville needs homes for retired residents.
Previously, a developer was considering building senior housing in the village, but he pulled out to build a retirement development in St. Johnsville.
Conkling said Northville is an ideal location because of its zoning laws, which allow for retirement communities.
Northville Mayor John Spaeth said he and the village board would be happy to see the development.
"I think it is a positive," Spaeth said.
Spaeth said the development would need to go through the usual zoning and planning board procedures, but he does not foresee any major problems with local approvals.
Spaeth said the site may need a large drainage field for a septic tank.
Conkling said the mayor and trustees have shown support for the possible project.
