GLOVERSVILLE - The city Planning Board has recommended the Common Council approve the zoning change at Antonucci's Wholesale Fruits, Produce and Seafood on South Main Street and scheduled a public hearing for its expansion plans.
The zoning change would encompass part of the neighboring Pine Brook Golf Course, Senior Planner Sean Geraghty said.
"I think what is going to happen at the end is the whole [Antonucci's] property is going to be one tax parcel," Geraghty said.
The Common Council previously held a public hearing for the change. No one from the public spoke.
Geraghty said the company, now in a commercial zone, needs to acquire land from Pine Brook, which is zoned residential.
With the expansion, officials previously said Antonucci's land would be in both zones. The produce company needs the city to change zoning in the area of Antonucci's to include the additional land. Land needed by Antonucci's includes property toward the Pine Brook clubhouse and to the western part of the driving range.
The site plan for the Antonucci's warehouse addition at 274 S. Main St. was reviewed by city planners this week. According to the plan, the warehouse expansion will involve construction of about 13,400 square feet of additional building space, with two new loading docks and about 11,500 square feet of new asphalt and concrete for a paved driveway with tractor-trailer maneuvering areas.
John Antonucci previously told the board the building addition will actually be compartmentalized for specific uses.
He indicated he is going to be purchasing a "coffee roasting company" in the near future. He said he is required to keep separate spaces for different products he keeps in the building.
Geraghty said the majority of the board's concerns were about labeling certain items on the plans and how storm water will be handled on the property.
"The biggest issue is going to be storm water on the site," Geraghty said. "I guess they have had some water problems in that part of the city so they are working with [Public Works Director] Kevin Jones on that to crunch those numbers."
The public hearing for the site plans was scheduled for the next Planning Board meeting on June 3 at 7 p.m. in City Hall.
Jessica Palloni of K-9 Design previously had her plan approved by the board to use a former Captain Video store at 36 Fourth Ave. for a dog grooming business.
But she came before the city planner's once again because her business will be using a new location at 12 West Eighth Ave., at the intersection with McKinley Place.
Geraghty said, since the business is essentially a transfer of the previously approved business, the board decided to waive holding another public hearing and gave Palloni conditional approval as long as she provides some requested clarifications.
"She just has to get them a revised drawing with a couple of the things they asked for," he said.
