Pine Brook sells for $200,000

GLOVERSVILLE - A?local business owner bought the former Pine Brook Golf Club at auction Tuesday morning.

Everett Simek of Johnstown purchased the property for $200,000. He operates E.J. Simek General Contractors on Snyder Avenue in Johnstown.

NBT Bank foreclosed on the Pine Brook Golf Club property earlier last year.

Simek didn't return multiple phone calls seeking comment about the purchase or his plans for the property.

Court-appointed auction referee Carmel Greco said Tuesday the bank opened the bid at $150,000 and there were "a couple of bidders" before Simek made the final claim at $200,000.

"The court awards a judgment of foreclosure and sale, allowing the property to be sold under the direction of a referee at public auction," Greco said. "I was appointed by the court to conduct the sale."

"As no offers were made on the Pine Brook Golf Course when it was listed for sale, selling the property at auction was the next and final step in the foreclosure process," said Florence Doller, the senior vice president and director of marketing for NBT Bank. "The bank is not aware of any plans the buyer has for the property, but we believe it's a positive step that it will transition to new ownership and wish the buyer success with the investment."

Last season, Blasper Inc., co-owned by Don Blanchard and Jim Esper, leased the golf course from the nonprofit corporation

Pine Brook Golf Club for one year. Under the lease agreement, approved by the club's board, Blanchard ran the course and rented the premises and club house for a fee of $1 each.

The bank filed foreclosure papers in state Supreme Court on Jan. 18. The bank says it was owed $323,826. In the foreclosure complaint, the bank names Pine Brook Golf Club, the Fulton County Economic Development Corp., the state Department of Taxation and Finance, the city of Gloversville and Nathan Littauer Hospital Association. All of the entities have a connection to the property, according to court papers.

At the time of the foreclosure, the bank said it shared the "community's desire to see the property remain in active use."

The club had received a $325,000 loan from NBT in February 2010. The club also owes the Fulton County Economic Development Corp. about $50,000, according to court papers.

The course, formerly a private golf club, had been open as a public facility under the management of Blasper Inc., the club said.

Under the agreement, Blanchard was able to keep revenues from greens fees, cart rentals and memberships. Under a separate agreement, Blanchard also operated the club's restaurant.

The Common Council voted in July 2012 to have no involvement with the operation of the golf club.
