GLOVERSVILLE - The city Planning Board on Tuesday approved a residential conversion on South McNab Avenue and a parking lot addition for Mountain Valley Hospice.
City resident Dawn Titus came before the board last month to propose changing her single-family residence at 51 S. McNab Ave. into a two-family residence. However, the drawings of what she wanted to do were unclear, and the Planning Board asked her to return in July.
"She put everything in one drawing, and it was clearer what she was proposing to do," Senior Planner Sean Geraghty said on Wednesday. "She spent considerable time on the first one - she just scratched everything out on like eight different sheets of paper, so we couldn't figure it out."
The parcel her house is on is approximately two-thirds of an acre, and several years ago she constructed a small addition on her residence that required area variances for setbacks and parking in the front yard, the meeting agenda said.
According to the agenda, she now wanted to add a second kitchen sink to the residence in order to convert the home from a single-family residence into a two-family residence.
She said at this week's meeting there would be at least five off-street parking spaces available for residents of the home, the agenda said.
Geraghty said the board had no further questions, and no one spoke at the public hearing, resulting in the request being approved by the board.
Mountain Valley Hospice on Steele Avenue was again granted permission to construct an overflow parking lot across the street from its facility. The new lot will create 20 additional parking spaces on the property, which is situated along the north side of Steele Avenue, the agenda said.
During the Planning Board's June 7, 2011, meeting it waived a public hearing on the application and approved the hospice site plan application to create the additional lot. However, since two years have passed and the work has not commenced, the City Building Inspector's Office asked the applicant to reappear before the board.
Geraghty said the lot will be in the wooded area that still needs to be cleared, and the hospice ran into delays while trying to obtain fill to complete the job.
He said Delaney Construction will be working on the site.
"Time just caught up to them on this one, but they still plan on doing the same thing that they did before, and the Planning Board recognized that," Geraghty said.
